LTM has been contracted to provide engineering construction administration and project management services for an ongoing concrete restoration project at La Perla Condominium Association. Our scope of work encompasses the concrete restoration of all structural supporting elements, including columns, beams, and floor slabs accessible to inspection, as well as the building’s façade wall envelope, which consists of stucco, paint, and other external surfaces. The project also includes the restoration of the property’s parking garage structure, both interior and exterior, and the recreational deck above it.

LTM Engineering has been engaged to provide structural engineering services for ABC Condominium’s 50-Year Recertification Project, which includes a 12-story mixed-use tower with 618 units, a pool, pool deck, and auxiliary structures. The scope encompasses all engineering work required to achieve recertification and to issue a Safe Structure Letter, following thorough assessments and inspections. LTM will ensure the property meets all safety and code compliance requirements through detailed evaluation, documentation, and oversight.

Commodore Plaza Condominium Association has entrusted .LTM Engineering with the engineering services for its 50-Year Recertification. The scope extends across virtually the entire property, including the facades of both towers, the townhomes, balconies, the parking garage, and the recreational deck. Our team will evaluate each of these areas with care, working hand in hand with the board to guide the Association through every step of the recertification process with clarity and confidence.

LTM Engineering was pleased to provide engineering services to the Association for the forensic engineering analysis for deficiencies in their elevated pool structure.  LTM Engineering is also providing architectural design services for the reception areas of Towers 2 and 3. 

Exterior maintenance on a property like Paramount Bay calls for careful coordination, and that is exactly what LTM Engineering will bring as project manager for the Association’s Exterior Façade Maintenance and Repairs project. The work extends throughout the 47-story, 350-unit residential tower, the attached gym and spa building, the separate pool amenities building, the 6th-floor pool deck and planter areas, and the five-story parking garage. LTM Engineering has been contracted to provide structural engineering services for Bona Vista’s 50-Year Recertification Project, addressing concrete deterioration in the parking garage, building façade, pool deck, swimming pool basin, and related structures. Our team will conduct assessments, prepare construction documents, oversee contractor performance, and ensure compliance with all codes and project requirements delivering safe, high-quality results with minimal disruption.

Reaching its 25-year recertification is an important milestone, and LTM Engineering is guiding Sands Pointe Ocean Beach Resort Condominium Association through it with engineering consulting services. To bring the property through recertification, the scope includes the restoration of the building tower and its six-story parking garage structure. Our team works closely with the Association at every stage, offering clear guidance so each decision is made with confidence and Sands Pointe remains a safe, well-kept home for its residents for years to come.

LTM Engineering has been engaged to provide project management services for the Olympus Condominium’s ongoing 40- and 50-Year Building Safety Recertification efforts. Current and upcoming scopes include garage joint repairs, concrete and painting work, pool deck restoration, HVAC design phases, BDA compliance, ELSS coordination, and future sewer relining initiatives. LTM will oversee project coordination, scheduling, and budgeting while serving as liaison among contractors, engineers, city officials, and stakeholders, ensuring efficient progress, quality execution, and clear communication throughout all phases.

LTM Engineering has been retained to perform a structural investigation of the recreational pool deck at Summit Towers, which serves as the top slab of the two-story parking garage connecting the property’s twin towers. The scope includes selective exploratory openings and non-destructive testing using Ground Penetrating Radar (GPR) to evaluate the slab’s condition and determine the feasibility of installing new waterproofing over the existing topping slab. LTM will oversee contractor coordination, monitor testing activities, and provide professional recommendations to ensure structural integrity while minimizing cost, time, and disruption to residents.

LTM’s role includes providing structural engineering services throughout all phases of each restoration effort. LTM Engineering Group was retained by the Balmoral Condominium Association to oversee comprehensive engineering construction administration for the Balmoral Condominium Association's concrete restoration project. This includes structural restoration of columns, beams, floor slabs, and façade wall envelope restoration. Additionally, it covers structural restoration of staircases, elevator shafts, Porte Cochere, parking garage, and recreational pool deck. Engineering design for parking garage plumbing and pool basin reconstruction is also included. Only structural engineering services are provided for the lobby renovation.

 LTM Engineering Group has been contracted by the Association to provide professional engineering consulting services, including full-scale investigation, inspections, and construction document preparation. This involves reviewing existing and new architectural and engineering documents, planning schedules, conducting site inspections, and providing bid packages to contractors. Additionally, LTM will manage the project, enforcing schedules, minimizing change orders, coordinating with all parties involved, overseeing permitting and material ordering, conducting regular construction meetings and inspections, and providing detailed reports.

La Mer condominium is currently undergoing concrete restoration, paint, balcony waterproofing and balcony picket rail to glass rail replacement on each of its 3 buildings as well as the pool deck. Additionally LTM will be overseeing paver and waterproofing replacement projects for the elevated parking deck and the parking areas. LTM is assisting the Association with engineering and project management services for each component of the project.

LTM Engineering Group is happy to provide threshold engineering inspections and submit all necessary reports for the Association to complete its 50 year recertification repair work. LTM Engineering will inspect the stucco for tower envelopes and concrete elements, including balcony slabs, columns, and beams. Concrete elements within the parking garage, the pool, and the deck. Additionally, LTM Engineering will provide engineering services for the replacement of both tower roofs and the construction of new concrete beach stairs with possible repair or replacement of the door situated at the bottom of the existing stairs.

LTM was contracted by Quadomain Catania for various intricate projects, including concrete restoration, painting, balcony waterproofing, and the replacement of balcony picket rails with aluminum glass rails. Each of these tasks demanded careful planning and execution due to their complexity and the importance of maintaining structural integrity and aesthetic appeal. With expertise in construction and renovation, LTM will tackle these challenges with precision and efficiency, ensuring that the projects are completed to the highest standards. 

Winston Towers 600 Condominium is currently undergoing a concrete restoration project in the parking garage. Shortly, the Tower / Apartment building will start a major concrete restoration, paint, balcony waterproofing and balcony picket rail replacement. The Association is about to complete its roof replacement project under LTM's supervision.

Winston Tower 100 Condominium Association engaged LTM to perform a forensic engineering evaluation of its recently completed pool deck and pool basin/shell work. The scope includes an on-site inspection, review of the original architectural and structural plans, and detailed drawings of the affected areas, culminating in a formal deficiency list that gives the Board clear, reliable findings to guide its next steps.
