The Pathway to a Successful Project
PHASE II
BIDDING & CONTRACTOR SELECTION

Provide a bid package with invitation to at least 6 contractors
-
With the Board of Directors, conduct interviews of each contractor finalist and lead a walkthrough of the project (Pre-Bid conference) to explain the project in detail.
-
We will provide a representative to discuss documentation such as budgets, bid documents, specifications and drawings with the project manager and Board of Directors
-
We will assist the Board of Directors in providing a written analysis of all the bids presented by contractors, with pros and cons for each, so that the Board can make the best decision​

PHASE I
INSPECTIONS & INVESTIGATION

Conduct site inspections to verify field conditions

Review existing available reports, drawings, specifications and related documentation
-
Submit a written report with photos, documenting findings and all recommended repairs
-
Provide value engineered solutions to keep costs down
-
Create "As-built” drawings of each balcony
-
Provide a bid package with the estimated repair budget for the project to be reviewed with the Board of Directors to secure project funding

ENGINEERING AND CONSTRUCTION PHASE SUPERVISION​
PHASE III
-
Provide Special Inspector forms and Register with the City as Engineer of Record
-
Provide all Engineering documentation required for the contractor to obtain permits
-
Coordinate and help ensure that permit application is as fast and efficient as possible
-
Lead a weekly construction meeting
-
Provide a mobilization plan and detailed project schedule with timelines (Gantt-Chart), based on information provided by the contractors
-
Conduct site inspections, setup a site log book, and create as-built drawings
-
Provide weekly written reports with photos and submit reports to the City as needed
-
Review payment applications and verify quantities
