LTM Engineering Group’s Pathway to a successful project

PHASE II

 BIDDING & CONTRACTOR SELECTION

 

  1. We provide design of repairs drawings and specifications to address the scope of work for the project

  2. Provide a bid package with invitation to at least 6 contractors

  3. Perform an interview of each potential contractor and provide a walkthrough (Pre-Bid conference) to explain the project in detail. We will also receive and respond to any RFIs (Requests for Information) in conjunction with the Board of Directors and management team

  4. We will provide a representative to discuss documentation such as budgets, bid documents, specifications and drawings with the project manager and Board of Directors as needed via Zoom calls or in-person meetings

  5. We will assist the Board of Directors in providing a written analysis of all the bids presented by contractors, with pros and cons for each, so that the Board can make the best decision

PHASE I

INSPECTIONS & INVESTIGATION

 

  1. We perform site inspections to verify field conditions & review existing available reports, drawings, specifications and related documentation (if available).  Note that these inspections may be performed by means of Swing stage (Suspended Scaffold) or by Walkthroughs

  2. We provide a written report with photos, documenting findings and analysis and recommended repairs.  We will provide value engineered solutions for the project to keep costs down to the best extent possible

  3. "As-built” drawing of each balcony will be provided by the Engineer to document all of his findings

  4.  25, 35, 40 & 50 year recertification – Structural, Roof, Electrical & Life safety Inspections

  5.  If needed, the Recertification of the Building and Balconies will be part of the Scope of work

  6. We will provide an estimated repair budget for the project to be reviewed with the Board of Directors

ENGINEERING AND CONSTRUCTION PHASE SUPERVISION

 

  1. We will provide Special Inspector forms and Register with the City as Engineers of Record for this project as well as all the Engineering required for the Selected contractor to obtain permits

  2. Permitting – LTM Group will coordinate and help ensure that permit application is as fast and as efficient as possible

  3. LTM will Lead a weekly construction meeting, via online meeting or on-site meetings

  4. LTM will provide a mobilization plan and detailed project schedule with timelines (Gantt-Chart), based on information provided by the contractors

  5. Provide site inspections, setup a site log book, and create as-built drawings for each unit as well as provide and monitor the specifications for any aspect of the project

  6. Lead the process of identifying and resolving construction issues/disputes as they arise

  7. Provide weekly written reports with photos, and submit reports to the City as needed

  8. Review payment applications and verify quantities

  9. Manage all aspects of project close out
